Radon Management Plans

Radon Management Plans Provide A Pro-Active and Cost-Effective
Approach for Addressing Radon Concerns

 

A properly conducted radon survey will identify the locations within a large building where radon concerns exist.  Thorough field diagnostics will often identify multiple methods for reducing radon.  When time allows, these methods can be applied sequentially with re-testing after each step to determine the need for further work.

Radon Management Plans are most cost-effective when used for large buildings where remediation in one part of the structure will have a beneficial impact on other  parts of the building, often to the point of eliminating the need for further capital costs.  This is often referred to as "phasing." 

However, a Radon Management Plan often goes further and has even more benefit when it includes options such as HVAC system adjustment, revised maintenance procedures, and alternate building utilization.  

Public and Employee Relations Benefits:
After a radon survey has been conducted, a clear and concise plan for taking positive action demonstrates a proactive approach by the building owner.  It also provides a road map and a timeline consistent with financial capabilities of the school district or building owner.  Management Plans are excellent tools for reassuring parents, employees or union representatives.

CVC first developed the concept for Radon Management Plans when the Colorado Department of Public Health and Environment required all schools to test for radon.  Radon Management Plans provide a basis for the positive action that many school districts chose in order to reduce radon exposure within their facilities.

Case Study:
Radon concerns were revealed in an elementary school consisting of a central area with a basement and two adjacent slab-on-grade wings.  Diagnostic and design work resulted in three separate systems - one for the basement area ($4,870) and one for each of the wings ($8,100 ea).  The Radon Management Plan provided a basis for the school district to budget for the full amount of repairs.  The Radon Management Plan also recommended that only the basement area be treated initially and that a re-test be conducted to determine if the adjacent wings still required remediation.

The school district followed the phasing recommendations of the plan and found that the initial system did indeed beneficially impact the wings resulting in a savings of $16,000.  The plan also recommended annual retesting to confirm that the adjacent wings continued to be treated, which after several years continues to be the case.
